Choose the room, not just the photographs
Ratchiangsaen Flora House is at 27/2 Ratchiangsaen Soi 1 in Hai Ya, outside the southern side of Chiang Mai’s Old City. The location is relevant for a visit focused on the southern approach to the old town rather than accommodation within the moat.
The room table lists a Double or Twin Room with Balcony at 26 square metres and a Deluxe Family Suite at 35 square metres. Air conditioning, minibars and city views feature by category. Parking, Wi-Fi and housekeeping are listed. Compare the exact room and bed arrangement: the larger suite should not be assumed to share the double or twin configuration.
Why a guest returned
Madison returned after about six years, staying one night in May 2024 in a Deluxe Double or Twin. In the review dated 21 May, the room remained attractive and the helpful, kind staff were the reason for returning. The qualifications were a wish for better cleaning and disappointment that the downstairs café had closed.
That is a balanced account of one return visit. It supports the appeal of the room and welcome without establishing an operating café or uniform cleaning standards. Make separate breakfast plans unless the property confirms a current food service.

Comfort and arrival details vary
Nittaya, who stayed three nights in January 2024 and reviewed on 23 March, found the bed too hard. Agnese’s January 2024 Family Suite stay brought praise for the room and easy check-in, but a report that there was no reception area.
The clearest appeal is the combination of decorative rooms and the Hai Ya address. Agree arrival arrangements and select the room category carefully; mattress preferences and the guest’s café expectations are useful qualifications to the attractive photographs.
